After the launch of their first digital housing Project ‘T-Homes’ in Ghaziabad, T&T Group, a new entrant in the Indian real estate market, has started its construction recently. T-Homes, a unique app-controlled residential project will be developed at Siddharth Vihar in Ghaziabad, next to Indirapuram and is located near India’s first 14-lane expressway, NH-24 (Delhi-Meerut Expressway).
The group has launched the project 67 days back with an initial investment of Rs. 250cr. The project will be spread across 5 acres of area and will be constructed in two phases. A total of five towers will be there in the project. The first phase of T-Homes will have around 250 apartments comprising of 3 and 4 BHK units, having sizes of 1,350 sq ft, 1,525 sqft, and 1,950 sq ft super area.
The residential project is surrounded by massive 48-Acre green landscape to provide healthy and tranquil living away from the city’s traffic. Each T-Home is a fully controlled smart home, maintained by a remote or your smartphone via a T-Homes app. Apart from this; all the residences are equipped with app-controlled smart devices like sunrise timers which are an automatic alarm for the window curtains, remote controlled entry gate and mood-setting lighting, smart kitchen etc. Also, the bathrooms are equipped with smart pots, automatic water heating and devices like water taps and electric appliances to ensure efficiency and comfort.
Giving more information about the project, Ankush Tyagi, CEO, T&T Group said, “We started booking the apartments at an initial rate of Rs 3,850 per sq ft and revised our rate to Rs 4,150 per sq ft on October 18, 2018, as we are starting construction. People, who showed faith in us, have witnessed almost 10 % appreciation within 40 days. Moreover, the current government is committed to start operation of India’s first 14-lane expressway, NH-24, before March 2019. Consequently, rates will keep escalating. Considering the current rate in most of the societies in Vaishali and Indirapuram, which is more than Rs 6,500 per sq ft, Siddharth Vihar having limited inventory, location advantage, good connectivity, and low density, we are sure that prices will cross Rs 8,000 per sq ft in the future.”
The project also boasts some of the best-in-class amenities like a pool area, gyms, hallways for occasions, a clubhouse, indoor/outdoor game areas, park, jogging track, an amphitheater, tennis and badminton courts, and a commercial plaza, among others. The developer is planning to give possession of the units within three years.
