Amazon plans to buy four million sqft work space in Bengaluru

Amazon Inc, a US-based online retailer company plans to acquire over 4 million sq ft area in Bengaluru to develop built-to-suit office space. This is believed to be the largest single office space transaction in India in reference to the area.

The firm already occupies more than 5 million sft office space in Bengaluru, Chennai, Hyderabad and Gurugram.

The sources said that the request for proposal (RFP) is floated to acquire 5 million sqft space but seems like the company will only make it to 4 million sqft. It will take another 2-3 to finalize the deal as the same will make Amazon the fourth largest office space occupier in India.

The Amazon spokesperson said that the company would not like to make any comment on the future engagements. However in the last three years, the company has rented 2.7 million sqft in Bagmane constellation in Bengaluru, 700,000 sqft in Brigade World Trade Centre, 500,000 sq ft in TRIL Chennai and 2 million sqft campus in Hyderabad.

The sources said that Amazon usually follows 1:120 sqft ratio per employee and the new office space will have a seating capacity of approximately 33,000 employees.

Bengaluru emerged as the healthiest office space in India during the first half of 2019 and this is because of the technology talent available here along with a well-entrenched R&D ecosystem, and lower costs. The city has office spaces of brands like Facebook, Apple, Microsoft and Google.

The company plans to make use of office growth in India to operate internationally. This new space will also have technology development and back-end operations of Amazon’s global business. Also, the office will be used to develop newer products for the company.
